Developer will ask city to help ready site for condos

Downtown site has environmental issues

The Clear Lake City Council is slated to hear a development request for a downtown property at its Monday, Jan. 16 meeting.
    Developer Tim Stenberg has already received approval from the Clear Lake Board of Adjustment for his plan to build five new two-story condominiums on the L-shaped site

formerly known as Fredriksen Welding at the corner of 1st Avenue South and South 3rd Street.  He will be presenting the site plan to the Planning and Zoning Commission on Jan. 31.
    Monday, Stenberg will present his initial request to the Council.  The Council will then consider setting the date for a public hearing on a proposed Development Agreement.  That hearing likely would occur at the Council’s Feb. 6 meeting.
    According to City Administrator Scott Flory, the developer is requesting assistance from the City to offset some of the costs that he will incur as a result of environmental circumstances at the site.  Demolition of buildings will also involve asbestos abatement, including soil remediation and water quality improvements.  Stenberg is requesting an agreement that would include a five-­year property tax rebate that would be used to defray costs for environmental expenses in an amount not to exceed an agreed upon figure.  The five-year property tax- Read More Via e-Edition
